The role

The Built Estate Manager will be responsible the managing of the Reactive and Programmed Property Maintenance for all sites within area of responsibility and operate as the immediate escalation point for significant operational and delivery issues at site level.

Manage team and Supply Chain performance to ensure that all Reactive and Planned Maintenance key performance indicators are consistently achieved within area of responsibility.

Manage team and Supply Chain performance to ensure that all Billable Works <£25k are delivered to Time, Cost and Quality within area of responsibility.

Fully understand the operational role of the establishments within area of responsibility and the Heads of Establishment’s priorities to ensure optimal levels of support are provided to Unit outputs.

Ensuring that Statements of Need (SONs) are drafted to support the Sustain/Maintain/Change Billable Works requirements needed to manage the estate effectively within area of responsibility.

Ensuring that all complaints are resolved in a timely and satisfactory manner within area of responsibility.

To deputise for the Area Manager as and when required.

Ensure the maintenance of the Establishment Specific Task Schedule (ESTS) and the Forward Additional Services Plan (FASP) for sites within area of responsibility.

Could this be for you?

The projects will be multi-discipline ranging from £100k-£2m and will be across multiple sites with several projects running concurrently. Therefore a candidate who is looking for a varied role and happy to be challenged will be best suited.

The ideal candidate will have significant experience in Construction, Property Maintenance or a related field including:

  • Good working knowledge of CDM regulations

The role

To manage the timely delivery of the Billable Works (Project) programme for area of remit, ensuring a high-quality output and that all works are delivered within budget.

Responsibilities:

* Oversee and manage the effective, complaint and timely delivery of Billable Works in accordance with Government Regulatory and Statutory undertakings, complying with all Health & Safety and Environmental standards and policies.

* Support and develop local Supply Chain relationships to ensure suitably qualified and experienced operatives are directed to relevant tasks to successfully deliver Billable Works

* Monitor Supply Chain service delivery, quality and safe working to ensure all performance indicators are consistently achieved.

* Review Risk Assessments and Method Statements to ensure they are to an acceptable standard

* Ensure appropriate work plans and budgets are in place to achieve programmes and financial commitments, whilst meeting the changing operational need.

* Support end users in the development of new work requirements and the provision of formal Billable Works project submissions

* Organise and motivate a team of professionals ensuring that their objectives and performance jointly deliver the requirements of Billable Works on the contract

* Comply with and manage the agreed system of reporting on the physical and financial progress of

Additional Works with area of responsibility, including planned milestone payments.

* Manage cost and stakeholder expectation through excellent communication and sound commercial decisions to ensure value for money.

The role

Overseeing the delivery of Reactive & Programmed maintenance on the Establishment to ensure Key Performance indicators are met and tasks are completed to a standard that meets the contractual ‘First Time Fix’ requirements.

  • Undertake Programmed maintenance inspections as required.
  • Undertake assurance activities in line with Contract Quality Plan
  • Ensuring that all Maintenance and Billable Works activity carried out on site is conducted within JSP 375. Working closely with the AP’s.
  • Delivering Billable works (<£25k) as directed by Line Manager.
  • Reviewing all Inspection Reports and certification raising the necessary Remedial tasking and SONs for works >IRT, as appropriate, ensuring that Statutory remedials are correctly identified and actioned on the CAFM.
  • Carrying out the duties of; Asbestos Responsible Person, Legionella Responsible Person, Temporary Works Coordinator and CDM Principal Designer/Principal Contractor.
  • Identifying opportunities to reduce energy consumption on site and initiate Billable Works as appropriate by the raising of Statements of Need.
  • Drafting Statements of Need (SONs) to support the Sustain/Maintain/Change Billable Works requirements needed to manage the estate effectively.

Could this be for you?

  • Experience in delivery of Planned Maintenance and KPI management
  • ONC/BTEC level qualification electrical/mechanical engineering related discipline (or equivalent experiential experience)
