Project Manager 2 – Mechanical

Location: San Antonio, Texas

Role:

Provide overall management direction on one or more mechanical projects (up to $10 million) and develop new business opportunities relative to a particular client, group of clients, particular industry or geographical area.

The Company:

As a business, they perform the entire mechanical and/or electrical phases of large commercial, institutional and industrial construction projects. They are well-established in their markets and have some exciting growth plans for 2024. The firm have exciting projects across healthcare, data centers and semiconductors.

Key Responsibilities:

  1. Assume primary leadership responsibilities for each assigned project in partnership with the designated project superintendent.
  2. Evaluate the contractual scope of work. Plan, organize and staff key project positions through regional department heads, subordinate project managers, general superintendents, etc.
  3. Establish project objectives, policies, procedures and performance standards within boundaries of the corporate policy.
  4. Initiate and maintain liaison with prime client and A/E contacts to coordinate scheduling activities and facilitate successful construction activities.
  5. Negotiate, prepare and issue subcontracts.
  6. Monitor/control project development through administrative direction of on-site project superintendent. Prepare, issue and update master project schedule and variance reports to ensure project is built on schedule and within budget.
  7. Manage all financial aspects of contracts (costs, billings, and collections) to maintain profitability goals and positive cash flow while simultaneously maintaining a good relationship with the client.
  8. Manage risks. Investigate potentially serious situations to circumvent problems or promptly implement corrective measures as required.
  9. Actively pursue additional work through change orders.
  10. Ensure project document controls are in compliance with contract requirements and standards.
  11. Attend job progress meetings as required. Develop and maintain viable long-term relationships with customers, consultants, general contractors and subcontractors.
  12. Supervise/mentor the work of other project managers or assistant project managers, when assigned.
  13. Perform additional assignments as requested/needed.

Qualifications/experience:

  • 4-yr. mechanical or electrical engineering or construction science degree (or commensurate levels of technical training and related experience)
  • Extensive experience/knowledge (5-10 years) of construction design, finance, and management
  • Thorough understanding or corporate and industry practices, processes, standards, etc., and their impact on project activities
  • Strong project management skills, including: documentation, cost control, procurement, scheduling, change order pricing, negotiating
  • Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills
  • OSHA-30 certification (if not currently certified, must be obtained within six (6) months from date of hire)
  • Excellent MS Office skills and ability/drive to learn new software systems
  • Ability to apply innovative and effective management techniques to maximize employee performance
  • Employment is contingent upon satisfying all jobsite-specific access requirements, with no outstanding restrictions from any jobsite or from working with any partnering General Contractors, Owners, Customers, etc.

Senior Estimator – Mechanical

Senior Estimator – Mechanical

Location: Austin, Texas

Role:

Provide and/or coordinate full estimating services on all projects including large, complex mechanical and/or electrical construction projects. Mentor junior estimators.

Key responsibilities:

  1. Coordinate and lead total estimating effort relevant to particular bid or project.
  2. Provide complete conceptual and final estimating input on complex projects.
  3. Review proposal specifications, drawings, attend pre-bid meetings, etc., to determine scope of work and required contents of project estimate.
  4. Utilize and understand historical data from estimate, purchase orders, subcontracts, productivity analysis reports, etc., as part of risk management.
  5. Prepare estimates FastPipe/Fastduct and/or McCormick/ConEst(Intellibid) estimating software.
  6. Interpret and/or fill in scope gaps when drawings or designs are Seek assistance from Engineering when required and approved by Chief Estimator or Preconstruction Manager.
  7. Identify any unique quality control provisions or safety requirements for the project and incorporate related costs into bid.
  8. Identify any schedule requirements for the project and incorporate related costs into bid.
  9. Ascertain any risks related to the project in order to guarantee that provisions are made for those risks and incorporate related cost into bid.
  10. Incorporate project information, qualifications, clarifications, and exclusions into standard proposal letter template for final execution with preconstruction
  11. Develop final estimate summary sheet and coordinate with Chief/Estimating Manager to finalize related items including general conditions work sheet.
  12. Coordinate with the field operations team on successful bids to provide a thorough transition to the project team.
  13. Follow awarded contracts, as assigned – may include estimating additional work items, change orders, procuring material, etc.
  14. Provide leadership and mentor junior estimators and other members of the Preconstruction group.
  15. Perform additional assignments per supervisor’s direction.
  16. Confirm compliance and accuracy of all vendor quotes with scope of work and specifications.
  17. Maintain and update vendor call list.
  18. Develop, maintain and submit a conformed set of drawings and documents to operations for secured projects.
  19. Review estimating book with Chief Estimator prior to turn over. Make (2) copies for turnover and provide electronic copy of book contents.
  20. Execute Spec Review Form for all bidding projects.

Qualifications/experience

  • 8-10 years estimating, cost control and/or engineering experience related to mechanical and/or electrical construction.
  • Successful track record estimating and negotiating large, complex projects.
  • Thorough knowledge of company procedures, estimating techniques, FastPipe/Fastduct and/or McCormick/ConEst(Intellibid) estimating software, cost control systems and accounts.
  • Ability to successfully coordinate and supervise group work effort.
  • Superior technical, analytical, organizational and communication skills.
  • Working knowledge and understanding of current electrical (NEC) and/or mechanical (UMC) code.
